I am considering pursuing a short sale. I was wondering ( with the new HOPE program) if I have to be behind in payments, or having a hardship to be qualify for a short sale? Can I purchase another house while in the process of doing a Short Sale? Thank you for your time and information!

1. Your hardship doesn’t have to be financial.
2. You don’t have to miss payments to do a short sale. Although, missing payments gives you the best chance of getting the short sale approved.
3. The Treasury Dept has the Home Affordable Foreclosure Alternatives (HAFA) program. You must first apply for the Home Affordable Modification program (HAMP). Your are required to be 90 days delinquent. The problem with Hafa is: most bigger banks have agreed to participate but their investors have not.
4. If you qualify for another house non-contingent you can buy another house before you get rid of your current one. Underwriting has started looking at this a lot more. Sometimes they want you to provide evidence of what you are going to do with the existing house (EX: Lease).

In recent days a majority of people go for real estate investment when they reach the age of retiring from their services. What makes them to choose a real estate investment?

Most individuals invest in instruments they are familiar with, therefore if a person is comfortable with stocks, mutual funds and bonds then most likely they will continue to do this type investments, Those that are comfortable with investing in real estate would continue to do so.

Some individuals become involved with a new method of investing therefore you might find that some seniors might want to have a hands on investment vehicle, therefore, real estate might be attractive to some.

Depending on the real estate investment the senior could be a passive investor through Real Estate Investment trusts (REITS) these are basically like stocks where you have no say in the investment itself. There are REIT managers that make the decision as to what the funds would be invested in.

You have many different REIT investments, such apartment, commercial, industry and land to name a few.

Then seniors might take a direct hands on with their investment, where they actually seek distressed properties, purchase them, rehab them and place them back on the market for resale or in some cases keep a few for income.

In some cases these seniors have access to their 401k plan where they may transfer it to a self directed Roth Ira for use as investment funds.

Somehow online I downloaded a free ebook on real estate. I didn’t look at it but I must have gave my phone number because someone left a message saying he can get me started with real estate Foreclosures making an average of $15,000 on each home. I don’t have any money to invest.Should I look into this opportunity even though I have no money or must I have money for real estate?

Not any more. You could before it all came crashing down. Now too many laws to prevent it.

I am working with a few others to create a new post-apocalyptic LARP with an organization called Heroic Interactive Theatre (heroicit.net). I am looking for a site in Kansas City that would allow us to play there. We have full waivers and insurance. Anyone have any ideas of where to look?
