Please keep in mind that not all Real Estate Agents are Realtors. Although those two terms are often used interchangeably, a Realtor is someone who has paid fees to join their state organization. Some licensed real estate agents might not have the information you need, but the more experienced real estate agents or Realtors will. .

Licensed Real Estate Agents Should have….

1) Access to Professionals
– Lists of contractors
– Access to Real Estate Brokers
– Access to Title Companies
– Lenders
– Insurance companies
– Etc.

2) Access to Listings/Paperwork/Comparables
– MLS – set up search criteria to get daily reminders
– First In Line – before they hit the MLS – when you build a good reputation with your Realtor, it is common that these deals come to you first.
– Purchase/Sale Agreements
– Lease Agreements
– Comparables and Market Analysis

3) Experience
– Negotiations – Title fees, offers, selling price
– How to accommodate their clients – filtering mls searches
– Answer questions about the market
– What hot, what’s not
– Hand hold you through the closing process
– Protection – Laws and Code Regulations
– Pricing Expertise
– Filling out paperwork

4) How to keep Real Estate Agents on your side?
– Double commissions – Buy and Sell an investment for you
– Bonus Incentives – House sold in 30-days extra $1000
– Exclusivity – allowing them to represent you in a specific area

Note: If you happen to work with an inexperienced real estate agent, don’t throw them to the wolves just yet. Sit down with them and tell them your goals, your investing strategy, and your needs. Remember, this is a process, it takes time to build an effective team.

As a real estate investor, there are many ways to find Real Estate Investments on your own, but honestly, it is not a good use of your time. Licensed Real Estate Agents have access to a large database of helpful information that will save you tons of time and headache. If you are looking to take Real Estate Investing seriously, recruiting real estate agents to be a part of your team is essential.

- How much time do you have?
- How are you with reading books? Taking notes? Application?
- Have you attended any Real Estate Investment clubs / meetings?
- Have you explored other ways to learn the real estate business?

DISADVANTAGES:
- Sometimes can be pretty basic

- Learning methods may not fit your style of learning
- Quality of every course varies
- Pricey compared to retail books
- Overwhelming – 200 page manuals
- Risk of becoming “professional student” — must apply info

QUALIFYING REAL ESTATE INVESTMENT COURSES:
- Read reviews online – be sure they are not produced by the retailer, but by previous consumers
- Test it out – money back guarantee period – biggest problem = people don’t open it
- What kind of support are they offering?

COSTS FOR REAL ESTATE EDUCATIONAL MATERIAL:
- costs can vary – typically $700 – $1000, some as low as $300
- 1-payment, 2-payment (premium), rare to see 3-4 payment options (premium)

A course won’t do a deal for you, so don’t get stuck spending all your time analyzing every detail. If you are new to the business or have a few deals under your belt these types of courses are more beneficial to you. If you are seasoned, or experienced real estate investor (20+ deals), and looking for those special niche strategies, you might be able to pull a few helpful tips out here and there, but its not always guaranteed. So be aware of that.

0 Hard Money Loan   Real Estate Investing Using Hard Money Loanshttp://www.REIClub.com – Hard Money Loans Are a Valuable Tool for Investors. Here Are Advantages and Disadvantages of Using a Hard Money Lender To Get Your Deals Quickly Funded and Closed.

Hi, this is Frank Chen with REIClub.com, the only site you need as a real estate investor. Today I’ve got a quick video on what you need to know about Hard Money Loans.

What is it?
Hard money loans are short term, high fee, high rate loans that allow a real estate investor to purchase rehab projects quickly and easily, that the investor might not be able to purchase otherwise through traditional lenders.

Historically, hard money loans were purely equity-based, meaning loan approval rested on the details of the deal and the property. However, due to losses suffered, the industry moved toward requiring decent credit scores and down payments to reduce their risk.

Why use it?

- easier to qualify – asset based, credit and capital are secondary
- shorter term loans
- quick close – make all cash quick close offers, close much faster than traditional lender
- buy junkers – traditional lenders won’t loan rehab projects, able to add funds for repairs to loan
- Qualify for higher loan amounts
- Can be used to for interim financing

Terms

- points – Additional up-front percentage fee based on loan amount
- rates – monthly interest associated with loan amount – 12-18%
- payments – usually monthly interest-only payments, possibly accrued – monthly interest added to principal
- length – term of loan usually 6-12 months
- LTV – usually max out at 65% to 70% After Repaired Value (ARV)
- repair draws – HMLs can fund repairs. HMLs require a “Draw Request” form to be filled out to identify the completed repairs to the property, Copies of the invoices from the vendors. Then, hard money lender will increase loan amount to pay contractors once the work is inspected-HMLs do not pay in advance for any work.

Qualifying – underwriting criteria

- property has to have significant equity – ARV
- credit score – required – 600-650
- cash on hand – 5% – 10% of loan amount to cover payments, expenses, if you cannot afford to make monthly interest payments you typically cannot afford to take out this type of loan.
- down payment – skin in the game, percentage varies by lender, but 10% not uncommon
- minimum loan amt – regardless of buying cheap properties, some lenders require min loans
- paperwork – usually much less paperwork than regular loan

Bottom line: Although Hard Money Loans are relatively expensive in terms of fees, interest rate, etc. these loans allow real estate investors to make all cash, quick close offers and to stay in the game for short term rehab deals. If the investor’s short term exit strategy does not work out, the investor can place longer term financing on the property to reduce operating costs.

how can I get started in real estate investing?

I’m graduating college in May 2012 with a Liberal Arts degree. Luckily, I will be graduating debt free! I really want to get started in Real Estate Investing as a career and am willing to work hard to make it succeed and am in it for the long haul. How do I start?

Talk to an agent about finding property to invest in. You have to invest in things under 4 units for a couple of years.
